In order to meet our vision of being ‘an efficient medium sized Housing Association working in Tower Hamlets to provide safe, high quality, affordable homes, as part of the social and economic regeneration of the local community’, we have divided our workload into a number of key objectives:

 

Providing a better place for living safely by:

 

·        Tackling anti-social behaviour

·        Working with the Safer Neighbourhood Teams

·        Designing out areas of crime

·        Cleaning our estates to a high standard

 

Some of the specific targets are:

 

·        Implementing CCTV schemes

·        Setting up a youth focus group

·        Removing one crime ‘hot-spot’ in each THCH area

·        Introduce a best block competition

·        Improve resident involvement on our Estates

 

Providing a better place for living safely by:

 

  • Providing new homes for rent
  • Ensuring all THCH’s homes are of a decent standard
  • Maximising re-housing opportunities for THCH tenants
  • Promoting energy efficiency
  • Working with Tower Hamlets Council to reduce homelessness

Some of the specific targets are:

 

·        Ensure at least 96% of repairs are carried out in target

·        Ensuring 50% of lettings go to tenants

·        Commence THCH’s 5th overcrowding strategy

·        Meet the Council’s homeless re-housing target

 

Creating and sharing prosperity by:

 

  • Working with local employment agencies
  • Attracting investment into the areas where THCH works
  • Ensuring the effective integration of regeneration strategies
  • Maximising the income of our residents

Some of our specific targets are:

 

·        All non managerial vacancies to be advertised locally

·        Engage 4 graduate trainees

·        Develop at least one shared ownership scheme

·        Launch an annual Healthy Living Week

·        Consider the provision of specialist debt advice

 

Providing a better place for learning, achievement and leisure by:

 

  • Promoting the use of THCH’s community facilities
  • Ensuring all staff have access to training to do their jod
  • Supporting community groups on THCH Estates

Some of our specific targets are:

 

·        Ensure a sustainable operations plan for our community centres

·        Increase the centres use by 25% and ensure each facility is used by at least 2 separate groups

·        Maintain a training programme to provide staff with the skills and knowledge to do their job

 

Providing a better place for excellent public services by:

 

  • Maximising income to pay for services
  • Undertaking best value reviews
  • Working with our residents on how we deliver our services
  • Ensuring excellent communications
  • Being an excellent employer that values its staff

Some of our specific targets are:

 

·        Average re-let times to be below 3 weeks

·        Rent arrears to be below 5%

·        Carry out a number of best value reviews across the service

·        Establish focus groups and survey residents about our service

·        Ensure the website is reviewed quarterly

·        Ensure letters are responded to within 10 days

·        Conduct a annual staff attitude survey
