We are making improvements to our repairs service and we want to know what you think
We think there are some gaps in what our repairs policy says we should repair and what is for a resident to repair themselves, so we want to change it so that we can all see clearly who should do what.
This is part of a wider improvement plan and will help us provide the same service to everyone.
What you say will be summarised and posted on the website early next year and we will tell you how your views have been used to shape the final version of the new policy.
The list below shows the suggested repair responsibilities for THCH and for tenants (all changes to the current policy or areas we are clarifying are underlined):

Our Responsibilities
- Basins and sinks (wear and tear only)
- Baths (wear and tear only)
- Boundary walls
- Ceilings (tenants are responsible for hairline cracks or minor damage)
- Chimneys and chimney stacks
- Communal repairs
- Damp (penetrating or rising damp)
- Decoration – external
- Door entry system
- Doors – external
- Drains repairs
- Electric showers
- Electrical wiring, including sockets and switches
- External door locks and keys (including after a break-in if a crime no. is provided)
- Extractor fans (tenants are responsible for cleaning the grille)
- Fences and gates
- Floors (tenants are responsible for floor coverings, e.g. carpets & laminate flooring)
- Flues
- Fuses (wired fuses in fuse board)
- Garages (tenants are responsible for lost keys)
- Gas pipes and fittings
- Glazing (if a crime number is provided)
- Guttering and external pipes
- Heating and hot water
- Kitchen units (large repairs or replacement due to fair wear and tear)
- Lifts
- Light fittings (unless fitted by the tenant)
- Loft and cavity insulation
- Paths and patios (unless in a self-contained garden)
- Plastering (tenants are responsible for minor cracks / holes)
- Radiators (tenants are responsible for bleeding the radiators)
- Roofs
- Sheds (not standalone sheds in self-contained gardens)
- Shower (tenants are responsible for the shower head, rail and hose)
- Smoke alarms & carbon monoxide detectors where hardwired or provided by THCH
- Stairs (including handrails and banisters)
- Taps
- Toilets
- Wall finishes (tenants are responsible for hairline cracks and minor repairs)
- Walls – internal and external (structural)
- Waste pipes
- Water pipes
- Window frames and sash cords
- Window sills
- Windows and window catches
Your responsibilities
- Blocked drains and gullies ( if in a self-contained garden)
- Blocked sink or basin (waste traps)
- Chains & plugs to basin, bath, sink
- Clothes lines and posts (unless communal provided by THCH)
- Condensation and mould (THCH to provide advice)
- Decoration – internal
- Door furniture – external (e.g. door bells, letterboxes, numbers)[1]
- Door locks and keys – internal
- Doors – internal (including door locks, handles and keys)[2]
- Draught excluder
- Electrical appliances and plugs (supplied by the tenant)
- Fixtures and fittings (e.g. curtain rails, shelves)
- Kitchen units (minor repairs, including handles)
- Light bulbs (including fluorescent strips) and pull cords
- Pests (unless rats, pigeons, pharaoh ants, cockroaches or woodworm infestations)
- Tap washers
- Toilet seats and covers
- Trees and shrubs (unless in communal gardens)
- TV aerial sockets (unless communal)
- TV aerials, satellite dishes, cable TV (unless communal)[3]
- Wall tile splashbacks (unless fair wear and tear)
- Washing machine / dishwasher fittings and pipes (unless provided by THCH)
